A certified appraisal is the highest standard available to determine an accurate fair market value for your home. By having a certified appraisal at the beginning, you will be priced right and sell your home as fast as possible. Search for appraiser in your area and ask for a pre market appraisal.
Pre-Market Home Inspection
You may want to consider a Pre-Listing Inspection or Sellers Home Inspection which can help the sale process go smooth and quickly. A pre-listing inspection is the same as a residential home buyer’s inspection except the information is obtained for the seller. The seller can use this information to fix or repair any items prior to getting a ready, willing and able buyer because eventually, your buyers are going to conduct an inspection. You may as well know what they are going to find to either make the repairs or know the cost that can effect their offer.
You can receive a sellers home warranty coverage during the posting period for up to 6 months. This warranty can be transferred to the buyer for a fee at closing to offer them peace of mind for a full year. Talk to your agent, a Lender, or Title company in your area for providers.
